The following agency reference fees apply:
Single Tenant: 40% Incl V.A.T of 1st month’s rental subject to a minimum fee of £250 Incl V.A.T.
2 Tenants: 40% Incl V.A.T of 1st month’s rent subject of a minimum fee of £180 per tenant.
Extra Tenants: £120 Incl V.A.T per person
Guarantors: £150 Incl V.A.T
Company Letting: £350 Incl V.A.T
Once referencing has been paid this will act as a holding deposit.
We require 1 month’s rent in advance and 1 month’s rent deposit paid in advance on or before the move in date.
Fees During Tenancy
Remarketing fee if the tenant terminates the tenancy early £200
Administration fee if any cheque returned unpaid £30
Administration fee for returning overpaid rent if tenant forgets to cancel standing order / direct debit £30
Failure to attend check-out and a new appointment required £50
Replacement tenant fee and new Tenancy issued £250 + V.A.T – this will include new tenant referencing

Every effort has been made to ensure that you are given correct information about the property for which you are making an application. However, we must ask that if there is any aspect of the property that you are unsure about please ensure you ask a member of staff. Unless stated the property will be unfurnished (some white goods may be available, please check) If the property is empty at the time you viewed and unless stated this will be the condition that the property will be made available to you at the start of your tenancy. If you have a pet, caravan or any type of commercial vehicle then Landlord approval will be required.
The agreement will be in main an assured shorthold tenancy for an initial period as agreed. Both tenant(s) and landlord(s) are expected to adhere to the terms of the agreement without exception. Sample copies of the agreement are available if needed.
We use an external referencing company. The application is submitted directly online to a credit data bureau and will instantly gain up to date, comprehensive information on the tenant or guarantor. Then validation of tenant’s specific references (employer / income provider and previous landlord if appropriate) will follow – all referees are contacted directly. An accountant reference will be requested if the tenant or guarantor is self-employed. This is normally completed within a 48 – 72 hour period, subject to the referees responding.
In the case where a guarantor is required for a tenancy, the guarantor must be aware that they will need to sign a guarantee declaration and be joint and severally liable for the tenancy. This will include the payment of rent and any other terms set out in the agreement in the event the tenant(s) do not meet their obligations.
If you are a Non EU resident you will need to provide the necessary documentation confirming your residency rights to be in the U.K this can either be Working Visa or Studying Visa.
